Certificate of correction

The sworn filing that tells DOB a violation's condition has been fixed; a DOB violation is not resolved until one is accepted.

DOB violations do not close when the condition is fixed. They close when the owner files a certificate of correction, with proof, and DOB accepts it. Owners routinely do the repair and skip the filing, which is how buildings end up wearing violations for work completed years ago, and why an open DOB violation can mean either "not fixed" or "not papered".

Open DOB violations get in the way: they can block permits, amended certificates of occupancy, and closings. The filing is the cure, and until it is accepted, the record says uncorrected.
